We deal with all aspects of conveyancing, purchase, sale of property whether for yourself or in a representative capacity and whether by private treaty or by a sale at auction, dealing with mortgages, ensuring the smooth running of the transaction, doing our best to meet your timescales whilst synchronising sale and purchase if instructed,
If we are asked to prepare an auction pack we ensure that this is with the estate agents in good time prior to the auction and we attend the auction in advance of the sale to deal with last minute queries.

We keep you informed at all times and regularly review our conveyancing files so that nothing is forgotten.

We ensure that we make all necessary searches and comply with the requirements of the mortgage code;

  • Reporting to you prior to exchange of Contract
  • Summarising the contract
  • Advising you of any unusual issues
  • Reporting on the searches and enquiries and carrying out Local Authority Searches
  • Environmental Searches, Drainage Searches and where appropriate Mining Searches
  • Chancel Check Searches
  • Reviewing the Property Information Forms produced by the Sellers’ Solicitors and asking further enquiries where necessary.

We ensure that the property is properly insured at the appropriate time as specified in the contract.


When act for purchase of public houses purchases or leases of public houses insuring that we meet with the licensing requirements, apply for the appropriate licence to ensure a smooth transition.
